2008 Shop Space Study
In developing open-air shopping centers, often it is the shop space that determines a project's financial success with anchor tenants usually being the norm. Presumably, the anchors create the strong draw which attracts co-tenants in the form of higher paying shop tenants. But every center has a limit on shop space and in an effort to enhance proforma returns, some developers may oversize their shop space leading to greater vacancies and poor quality tenants.
