Candlestick Point, San Francisco, California

Over the last several years, Lennar Homes has been planning a massive redevelopment of San Francisco's Hunters Point Naval Shipyard and nearby Candlestick Point. The master plan involves the development of 720 acres to be carried out over the next 10–12 years. Lennar's plans include up to 10,000 homes, up to 2-million square feet of commercial space and up to 750,000 square feet of retail space. The plans also allow for construction of a new football stadium for the San Francisco 49ers. The existing stadium would be razed to make room for a regional commercial center.

Irwin Development Group was consulting on the project in conjunction with Kimco Realty, providing expertise in the design, market research, and financial feasibility of the retail component of the project (at left). Preliminary plans for the center include 690,000 square feet of retail and restaurant space, a 60,000 square foot theatre, and over 100,000 square feet of office space, as well as a hotel and supporting parking garage.
