Tudor Town Center, Anchorage, Alaska
In June 2016, the Municipality of Anchorage issued a Request for Proposals looking for a development of a new Department of Health and Human Services (DHHS) building. The Municipality was cash-strapped however, they did have a selection of vacant land to trade.
Irwin Development Group was selected to build the new DHHS. The developer proposed that in return for the 40,000-square foot building, the municipality would transfer 16 acres of land, zoned for commercial mixed-use, credit the developer for offsite utility upgrades and a new traffic light, and grant a $6.1-million five-year tax abatement.
On the site, IDG plans to build 300 apartment and condominium units, a 46,000-square foot medical office building, a 125-room hotel, a 60,000-square foot grocery store, and approximately 40,000 square feet of retail shops and pads.
